Swire Properties, a real estate developer, sought a reliable flood protection solution for its large mixed-use development, Brickell City Centre, in Miami, FL. Given the site’s vulnerability to flooding, particularly for below-grade parking areas, they needed a durable and effective flood mitigation system. FloodBreak provided multiple passive automatic flood barriers designed to protect key entry and exit points while maintaining seamless day-to-day operations.

Background

Miami is known for its susceptibility to flooding due to heavy rainfall and the threat of extreme storms. Swire Properties needed a flood protection solution for Brickell City Centre a cosmopolitan destination featuring upscale shopping, dining & entertainment, plus two residential towers, two office buildings and a hotel.

The project is one of the first in Miami to integrate permanent flood mitigation devices, emphasizing the necessity for proactive flood control in commercial and residential spaces.

Solution

To meet our customer‘s unique requirements, multiple custom-sized passive flood barriers were incorporated across various garage access points. The passive automatic floodgates are designed to automatically deploy using floodwater buoyancy, requiring no human intervention or power supply. Three FloodBreak automatic floodgates were installed to protect the vehicular openings.
