Veer Ocean Beach, a luxury residential complex located along the San Diego coastline, required a flood protection solution to safeguard against tidal flooding and future sea level rise. With a focus on maintaining aesthetic appeal and ensuring resident access, the project integrated passive automatic flood barriers to protect key entry points, including the driveway and pedestrian openings.

Background

CRC Companies, the developer of Veer Ocean Beach, sought a flood protection system to protect their new multifamily building that sits just steps from the Pacific Ocean. The primary requirement was to protect a 12-foot-wide driveway with a flood barrier that could prevent flood inundation while remaining invisible when not in use. The flood protection plan incuded pedestrian openings within the complex. 

 

Solution

FloodBreak designed a low-profile Vehicular Gate for the driveway, providing automatic flood protection without compromising daily functionality for resident’s vehicles. The FloodBreak floodgate remains flush with the ground and self-activates in response to rising water levels, ensuring a fully passive flood control solution. 

Additionally, pedestrian access points were protected using 3 FloodBreak Passive Automatic Pedestrian Gates. These pedestrian flood gates integrate seamlessly into the building architecture, offering reliable 24/7 flood protection while maintaining accessibility and aesthetic appeal.

 

Results

In January 2024, the Veer Ocean Beach flood barriers automatically deployed during street flooding to hold back the water. When the flood water receded, the passive flood barriers automatically returned to their hidden location below the ground.
