The two commercial building on West Loop S. share a connected below grade garage with two entrances and one exit on the 61o Loop feeder road and another exit on a side street. The garage is susceptible to flooding due to poor drainage. The previous owner used sandbags to protect the garage but they experienced at least one flood when an unexpected rain event caught facility personnel off guard. Parked cars were damaged.
The new owner, SLS Properties, installed 4 passive automatic floodgates at the 4 vulnerable entrances and exits of below grade structure garage. No one has to be there to to deploy and activate, so parked vehicles and building equipment is protected regardless of whether facilty personnel are there.
FloodBreak floodgates have been installed at this location, providing flood protection for 6 years with multiple deployments including Hurricane Imelda in 2019 & the most recent in 2024 during Hurricane Beryl. With Beryl, the value of the FloodBreak passive automatic technology was showcased as the building & most of Houston lost power but the flood gates still deployed.
